What size boiler do I need ?
Boiler size requirements / Number of radiators
The size of a condensing boiler is measured by its kilowatt (kW) output. The more bathrooms, radiators and usage, the larger the boiler needs to be. For example, homes with 2-3 bedrooms and one bathroom will often have a condensing boiler with a 24-27 kW output. Learn more about Boilers

Heat only boiler
Heat only boilers (also referred to as conventional boilers) provide heating directly to the radiators and works with a cylinder in the airing cupboard to provide hot water. A conventional boiler also has a cold water storage tank in the loft.
Heat only boliers store hot water in a tank in advance of use
They often work on what is called an ‘open-vented’ heating system, i.e. there is a Feed and Expansion tank in the loft, but they can work on a ‘sealed’ system too.
Advantages
- Work well with old radiators.
- Older radiator systems that are put under the high water pressure delivered by system or combi boilers can leak.
- Low replacement cost as heat only boilers are the cheapest type of boiler to buy
Combi boiler
A combi boiler is a single unit that generates all the heating and hot water for the home, providing hot water and central heating in the same system.
The advantages of a combi boiler are its size, efficiency and its ability to provide hot water on demand.
Another major benefit of a combi boiler is that you will not need a separate water tank to store hot water. A combi will only heat water as and when it’s needed, making it an efficient and practical solution.
There are no hot water tanks, because a combination boiler heats water via an integral heat exchanger directly from the cold mains.

- Creates space when removing old hot water tanks
- Lower maintenance costs – the integral heating and hot water functions are covered by the boiler manufacturer’s warranty/guarantee
- No long wait times for hot water
- It provides instantaneous hot water
System boiler
System boilers are often found in modern homes with an ‘unvented’ hot water cylinder (but they can work with a vented cylinder also.
A system boilers are commonly found in larger homes with greater demands for heating and hot water. By featuring a separate cylinder for storing water, system boilers are able to provide a constant supply of hot water throughout the home, unlike combi boilers which can only heat water on demand.
Recommended for properties with multiple bathrooms/hot water outlets. Does not require a cistern tank in the loft.

- Good for properties that have a high hot water demand, i.e. lots of showers, as the unvented tank can deliver good hot water flow rates to multiple outlets simultaneously
- Good cover from manufacturer warranty/guarantee as there more of system’s components are integral to the boiler
